Preparing to Sell & Instructing Solicitors

Prior to Sale

It is worth contacting your solicitors prior to sale and instruct them to prepare your property pack including the following:

  • Title Deeds
  • Completed Preliminary enquiries
  • Fixtures and Fittings Forms
  • Planning consents, building regulations approval (if relevant)
  • Guaranteed for any specialist work undertaken at the property.

If you are selling a flat, additional information will be required:

  • The last 3 years’ service charge accounts;
  • A copy of the Buildings Insurance Certificate and Schedule of Policy;
  • Contact details for the properties Managing Agent;
  • Most recent service charge demand;
  • A copy of your Lease (confirms lease length, ground rent and service charge).

Solicitors

Should you not have instructed a solicitor we are able to assist you in providing recommendations. We have a list of reliable solicitors who we often use and feel confident in recommending to our clients.

Once a sale has been agreed we will send out a ‘Memorandum of Sale’ to the buyers and the sellers solicitors instructing them to begin the conveyancing process. During the sales process our friendly and proactive staff will ‘hold your hand’ so to speak. We will have constant communication with both parties’ solicitors and are here to drive the negotiation and buying process forward and will keep you updated and informed throughout.
