Information for Tenants

We have provided some useful information to prepare you for what will be required once you have found a property you are keen to secure. If you have any questions that are not answered below, please don’t hesitate to get in touch.

Referencing

We will send you a referencing form to complete where you will be asked to supply the following (but not necessarily limited to), your current address, landlord details, previous addresses if necessary, employment details and a credit check will be carried out. A charge of £48 will apply for each tenant.

Lease

The minimum term is six months but usually properties are rented on an annual basis. A release clause or option to renew can be inserted in to the tenancy if required, however this is subject to negotiation.

Rent

The rent is exclusive of (but not limited to) council tax, television licence, telephone and broadband services, gas, electricity and often water. The standard method of payment is by calendar month or quarterly in advance by standing order, subject to negotiation.

Deposit

An amount equivalent to six weeks of the agreed rent is required to protect against any damage or dilapidations that may occur during the tenancy. This is required prior to the tenancy commencing; H&G are members of the Deposit Protection Service.

Inventory

An inventory and check-in report will be carried out by a professional independent inventory clerk. This documents the condition and contents of the property prior to moving in. The cost of this is paid by the landlord. At the end of the tenancy a check-out report will be carried out using the same inventory. The cost of this check-out report is paid for by the tenant.

Tenancy Agreement

The tenancy agreement is subject to a standard charge of £282 (including VAT) for the making of this agreement, payable by you prior to the tenancy commencing. This charge covers one tenant, for each additional tenant there is a charge of £48 (inc VAT).

During the tenancy, if the tenancy is renewed, this is subject to a charge of £60 (including VAT) for the making of the renewal documentation payable by you.
